Security works better when it starts with the building
Security is often discussed once a project is already taking shape, when attention turns to cameras, access control, detection systems, perimeter protection, and the equipment needed to make them work.
By that stage, however, the building itself may already have limits on what can be done. Cable routes have been fixed, power points are fitted, ceilings are closing, and access points have been designed around other priorities. A security provider can still install a solution, but the scope for integrating it properly into the development is much narrower.
For Morag Evans, CEO of Databuild, this is why security needs to enter the construction conversation earlier.
“Security is influenced by decisions made long before the equipment arrives on site,” says Evans. “If the project team has already determined where services will run, how people will move through the building, and where access points will sit, the security specialist is working within decisions that have already been made.”
Planning security into the building
The practical implications are easy to overlook during design. A camera may require a specific position to achieve effective coverage, while access control depends on how doors, gates, and circulation routes are planned. Detection systems also need appropriate power, cabling, and network infrastructure, and these requirements must be coordinated with the rest of the building services.
When security teams are involved during planning, those requirements can be considered while the project still has room to accommodate them.
That does not mean security specialists should dictate the design. Their value lies in helping the professional team understand what the eventual system will require and where early decisions could create problems later.
“Good integration comes from understanding the building as a whole. Security has to work with the architecture and services around it. Bringing that input in early gives the project team a better chance of designing for those requirements rather than having to work around them afterwards,” says Evans.
Avoiding unnecessary retrofits
Retrofitting has its place, particularly in existing buildings where technology, risks, or operational requirements change over time. However, on a new development, foreseeable security infrastructure should ideally be considered before finishes and services make later changes more difficult.
If suitable routes were not allowed for, installers may have to find alternatives through completed areas. Additional power or network points may need to be added after other work is finished, and equipment locations may have to be compromised because the preferred position is no longer feasible. Those changes can create additional work and complicate installation for reasons that had little to do with the security technology itself.
The earlier discussion also helps identify how different systems need to connect. CCTV, access control, perimeter security, detection, and other requirements do not necessarily operate as isolated installations. Their infrastructure may intersect with electrical, communications, and other building services, making coordination particularly useful while those systems are still being planned.
Commercial impact
Security requirements can already feature in project documentation and Bills of Quantities before a specialist provider first sees a tender. By that point, decisions about the broad requirement may already have involved architects, consultants, quantity surveyors, and other members of the professional team.
For a security company, discovering the project earlier creates time to understand what is being built, identify the people involved, and engage while the requirements are still taking shape. That conversation is very different from arriving when procurement is already under way and responding to a specification that has effectively been settled.
“Finding a project early is useful because there is still context to understand. The provider can see what the development is trying to achieve, who is involved, and where security fits into the wider project before everything has been reduced to a tender response,” Evans explains.
Earlier visibility creates better conversations
This is where construction intelligence becomes particularly relevant.

The benefit extends beyond business development. When security requirements are understood earlier, there is more opportunity for the project team to properly coordinate infrastructure and reduce the need for avoidable changes later.
Security performs best when it is considered part of the building rather than an addition to it. For security providers, that makes the planning stage commercially valuable. For the project, it can make the difference between a system that was accommodated from the start and one that had to find a place after everything else.
